We pay careful attention to detail when handling property transactions, including remortgages. All our Residential Conveyancing Solicitors have the experience and resources available to ensure that every aspect of your case which requires attention will be spotted, brought to the fore, and managed. Whether there is a mistake in the remortgage offer, a particularly onerous term in the lender’s contract, or any other aspect, you can be assured we have an eye for detail and will bring these to your attention and recommend the best approach to move forward. We hold a Law Society Conveyancing Quality Accreditation, meaning we are recognised as having the capability to provide quality conveyancing advice, use a regulated process to recognise and reduce risk, and meet Law Society standards when providing conveyancing services.
What are the advantages of remortgaging my property?
Remortgaging includes several benefits. Due to low interest rates, lenders are constantly having to compete with each other. If the fixed term on your current mortgage is coming to an end, remortgaging with another lender could well result in you paying less interest and securing better terms. Remortgaging can also allow you to release the equity in your property, providing the cash needed to purchase a buy-to-let or do renovation work on your existing home.
Why do I need a Conveyancing Solicitor when remortgaging?
Our Conveyancing Solicitors will handle all aspects of the remortgaging process for you. This includes obtaining a Redemption Statement from your current mortgage lender. A Redemption Statement confirms how much money is owing on the mortgage and any fees and/or penalties you will incur if you switch mortgage providers.
The new lender will require your property to be valued and checks to be made on the title. With regards to property searches, most lenders only require a local authority search to be undertaken for a remortgage. Rather than wait for searches to be completed, you may wish to take out indemnity insurance. We can advise you on whether this is a sensible option for you. Our Conveyancing Solicitors will manage the entire remortgaging process for you, including checking the valuation and the new mortgage offer, as well as registering the new mortgage on the title.
How long does the remortgage process take?
Once you receive a mortgage offer from the new lender, the process of remortgaging should only take a few weeks. If your property is a leasehold, the freeholder may need to be told that you are remortgaging. We will identify this requirement when we check the property’s title.
